What a roof coating is
A roof coating is a liquid-applied, waterproof layer that goes over your existing roof. Once it cures, it forms a seamless membrane that seals small cracks, seams, and penetrations, with a light-colored surface that reflects sunlight instead of absorbing it. It isn’t a new roof. It’s maintenance that protects the roof you already have.
Why it makes sense under the Arizona sun
- Reflects the Arizona sun instead of soaking it up
- Can help keep your roof and attic cooler
- Seals small cracks, seams, and penetrations
- Helps protect against monsoon leaks
- Waterproofs older-style roofs and roofs that are getting up in age
- Can extend the life of an aging roof and delay a replacement
Dark roof surfaces soak up heat all summer. A reflective surface bounces much of that sunlight back, which can help keep the roof and the attic below it cooler. The waterproof membrane is just as important: it seals the small openings that monsoon rain and long winter storms find first.
Which roofs we coat
We coat flat roofs, including foam, and asphalt shingle roofs. Tile roofs are evaluated case by case, depending on their condition and whether they’ve been coated before. Not every roof is a good candidate. A roof with widespread damage needs repairs or replacement first, and we’ll tell you honestly if a coating isn’t the right call for yours.
How the process works
- Free inspection to see whether your roof is a good candidate.
- Written estimate covering the repairs and the coating.
- Repairs to cracks, open seams, flashing, and other problem spots.
- Cleaning and prep so the coating bonds to the roof.
- Coating applied in dry weather so it can cure properly.
Our work comes with a warranty; terms are in your written estimate.
