What an Arizona roof goes through
The Valley is hard on roofs in three different ways. Summer heat and strong sun dry out and break down roofing materials year after year. Monsoon storms, roughly mid-June through September, bring sudden wind, blowing dust, and heavy bursts of rain that find any weak spot. Then winter storms deliver slower, soaking rain that can last for hours, and that is often when a small, hidden problem finally shows up as a stain on the ceiling.

How we approach a repair
Water rarely comes in exactly where it shows up inside. It can run along the underlayment, the roof deck, or a rafter before it drips through the ceiling. So we start by tracing the leak back to where it actually gets in, then repair that spot properly instead of smearing sealant over the obvious stain. If we find something bigger, we show you what we found and explain your options in plain English. If a repair will do the job, we’ll tell you that too.
Repair, coat, or replace?
A leak doesn’t automatically mean you need a new roof. Many leaks come from one failed spot: a flashing, a few tiles, an open seam. When a flat or shingle roof is aging overall but still sound, repairs followed by a waterproof, reflective roof coating can be good preventive maintenance and can help extend the life of the roof. When replacement really makes more sense, we’ll explain why, and it will all be spelled out in your written estimate. Our work comes with a warranty; terms are in your written estimate.
